Depending on the building code, you should specify a fire resistance duration of 30, 60, or 90 minutes. Ensure the supplier provides a valid fire test report from a recognized third-party laboratory like Intertek (WH mark) or UL.

To ensure guest privacy, doors should have a Sound Transmission Class (STC) rating of at least 35-45 dB. Look for features like solid core construction, automatic drop-down bottom seals, and perimeter acoustic gaskets. Request an acoustic test certificate to verify that the door assembly effectively blocks ambient hallway noise.

You must confirm the door thickness (typically 40mm-55mm) and provide the mortise template of your chosen RFID or BLE lock system to the manufacturer. Ensure the door comes with factory-pre-drilled holes (CNC machining) to avoid onsite structural damage. The internal wiring channels should be pre-installed if you are using hardwired networked locks.

For the frame, solid wood or moisture-resistant MDF is preferred, while the surface should utilize High-Pressure Laminate (HPL) or natural wood veneer with a PU anti-scratch coating. HPL is highly recommended for its impact resistance, flame retardancy, and ease of cleaning, making it ideal for mid-to-high-end commercial hospitality projects.

Hotel doors are heavy and prone to edge damage. Insist on EPE foam edge protectors, honeycomb cardboard layers, and vacuum plastic wrapping. For bulk shipments, doors should be packed in fumigated wooden crates or reinforced pallets with steel strapping. Always include moisture-absorbent silica gel packets to prevent warping during sea transit.

Focus on the Total Cost of Ownership (TCO) rather than just the unit price. Negotiate for spare hardware (hinges, closers) to be included at no extra cost (usually 2-3% extra). Request a staged payment plan (e.g., 30% deposit, 70% after successful third-party pre-shipment inspection) to ensure quality leverage.

Verify if your country imposes anti-dumping duties on wooden furniture or steel doors from the sourcing region. Ensure the supplier provides a Certificate of Origin (CO) to potentially benefit from Free Trade Agreements (FTA). For the US market, ensure all wood components are CARB Phase 2 or EPA TSCA Title VI compliant regarding formaldehyde emissions.

The QC inspection must cover dimensional accuracy (tolerance <1mm), moisture content (8%-12%), surface finish consistency, and fire-rated label placement. Conduct a fit-test where a lock and closer are installed on a random sample to ensure all CNC cut-outs align perfectly with the hardware.
